CHANOTTE (โฉนดที่ดิน)
CHANOTTE is a document demonstrating ownership of the land and includes a land title deed with map, pre-emption title deed and pre-emption certificate stamped “ALREADY PUT TO USE”
Rights:
- Holder has right to use or sell the land for any purpose.
- Holder can oppose the entry or use of the land by others.
Transfer Right:
- Transferable to a person or juristic person.
- Transactions done at the Department of Lands.
How to buy:
- Buyer should check for restrictions (if any) such as: this land could not be sold within 5 years.
- Buyer should check the duplicate document at the Department of Lands to verify the authenticity.
- Do a land survey by the Land Surveyors office (part of the Department of Lands) to obtain the accurate size of the land.
