Do not be fooled by a beautiful sunset or a stunning panoramic view of the surroundings without first checking the land title. These are some of the types of land titles you may encounter when buying property:
- Chanotte
- Nor Sor 3 (Certificate of Use)
- Sor Kor 1
- Nor Sor 2 (Reservation Note)
- Nor Sor 5 (Inquiry Note)
- Sor Por Gor 4-01

RESERVATION NOTE OR NOR. SOR. 2 (ใบจอง หรือ น.ส.2)
RESERVATION NOTE OR NOR. SOR. 2 is a document issued by the government allowing temporary use by the holder.
Right:
- An announcement will set the application period, where interested persons can occupy and start using the land within 6 months and 75% of the land must be used within 3 years.
- After interested persons meet their requirements, such persons may apply to obtain Certificate of Use or Chanotte thereafter with some restrictions on the land.
Transfer Right:
- Non-transferable to other persons.
- Rights can be passed on to heirs.
How to buy:
The right can be passed on to heirs only. Therefore buyers buy at their own risk unless the seller obtains a better land title and the period of restriction has ended.
Now you know more or less what you are looking for. The next move is to find out whether this beautiful land has a proper deed, is worth buying and whether or not you get what you pay for.
